Does anyone have knowledge or experience of buying a note from a bank that is heading into foreclosure? For example a house is listed in the paper for auction, it is vacant, it has no mailbox, grass two feet tall etc....

Is anyone out there doing deals in the CA Bay Area or East Bay? If so, are you getting deals within the 70% less costs range? Are there any wholesalers in this region of the Bay Area? Any luck on Huds or REO'S.

Or you might expect to sell the property in 1-2 years so lower points but a bit higher interest rate could make the most sense.Also consider if there will be pre-payment fees if you pay off the loan before the end of the agreed lockup.There are many moving parts so the best loan will vary per deal.
