Yeah, I am a lawyer, and I have done some probate work in the past, and there is more to this than what people are suggesting here, particularly considering the new laws that were passed.It sounds like in 2007 when your father passed away, someone made the ill choice of not probating the estate (your mother most likely got the house by operation of law, not the children).

That's up to you as to whether you want to accommodate his request but Florida Landlord-Tenant Law is very clear: "Except in cases of emergency, landlords who want to enter rental property in Florida for needed inspection and repairs after giving tenants 12 hours' notice of their intent to enter (unless the tenant agrees to a shorter time), and must enter only at reasonable times (defined as between 7:30am and 8:00 pm)."

I was thinking of house hacking (if I can find a place with 2bds +) OR the 2 realtors I spoke to mentioned I could put the bills in my name and rent to someone I know or possibly Airbnb (though they did mention it does go against terms of the loan for first time buyers to rent it out right away , but that as long as I have the 'intention' I should be ok.

There are items however where active concealment by a seller with "intent to fraud" would still make a seller liable but there is a high level of proof needed in court for that.Either way this should have been planned for better.
