So if I were to compare,  I'd say $4200 seems a little steep, but your tax situation is probably much different than mine. 

The Wilkes-Barre and Scranton market seem to be a hidden gem in buy and hold real estate investment.

Tucson Section 8 is valuing my two- and three-bedroom units in a duplex well below market rental rates because they said they don't have data supporting higher rents specific to duplexes (they won't compare to SFHs or Apartments).   

However Outlast is a much superior product compared to good old laminate we usually tear out, which swells around the edges when mopped wet and also looks shiny.
