We now own a highly desirable duplex with instant equity, cash flow, and no money invested.

but not for 8 or 10% interest.. at that point your a capital partner and deserve either equity and quite a bit or a very high rate of return to mitigate the risks.

If anyone who sees this post hasn't had a chance to watch Jerry and Pace's series, I highly recommend it!

Ours was weak and unprofessional, lacking essential elements such as an arbitration clause, dispute resolution mechanisms, and clearly defined communication methods.

To help you in your search: be sure to find an accountant that is willing to grow with you, and is not too high priced fee wise.

(moderators,  if I am wrong delete one)I was the high bidder on a bank foreclosure auction,    I have attempted to offer the previous owner cash for keys and am getting the impression that she wants to drag it out and be evicted.   

However, it sounds like that builder can not move their properties given that they are offering incentives - that's a red flag right off the bat that the new builds might be priced too high for their specific location, which could certainly affect appreciation for a while.
