New Construction As First Investment

Hi All,

Excited to be here as a new investor and first post. After speaking with a very reputable agent he's suggesting new construction in Madison, AL with the builder offering a rate buy down. My questions are:
1. Is new construction a good first investment (will be an Out of State investor)

2. Anyone have experience in Madison, AL on where you want to be located relative to 565 and airport?

3. If you're an investor in the area, what rents are you seeing these days?

@Jarrad Berman. The 1% rule is not a viable goal now.  You will want to buy for appreciation in this market. The neighborhoods that you are looking in are great. Lots of appreciation in that area.
