What are some ways for me to develop a cash buyer's list? 

I am reading that it is best to list customer security deposits under ONE liability account but list them by name so you can use an "item" to refer to them and issue a credit memo upon a tenant leaving.  

Don't have much of a buyers list yet.Just started doing marketing in my area (bandit signs, Internet adds).I'm scheduled to attend my first REIA meeting in a couple of days (very excited about that).

@Bradley Bladon The value of a realtor is their connections, experience, and the fact that if you make an offer on a property listed in the MLS, you need them to do so.

My  broker ran the comps last night and came up with a range between 360-410k with a recommended list price of 400k.

If you go directly to the listing agent, you double their commission.

Write it up as a personal letter.When you do all that, then contact a local RE Agent to give you a list of all the houses in that neighborhood that have sold in the last 5 years with all cash.

It list anything that might be wrong. ( stain on carpet, leaky faucet, etc)When tenant moves out you do a move out inspection and compare it to the move in.
