Using tenant security deposit in Quickbooks

I have to use the entire security deposit to cover lost rent.  The invoice for rent is created.  If I just issue a credit memo how do I DR the balance in the tenant security deposit?  I don"t want to create an "item" for each deposit. Thanks in advance to all who help.

Can you just transfer it by doing a general journal entry?
