I think the main sticking point is wanting a fully stabilized apartment going in at a 12 cap in a nice area with no issues.I believe you will find fully performing properties trading at less of a cap than that. 8 to 10 or so simply because of other buyers willing to take less yield for the nicer areas.Also the area If nicer will generally have stronger rent raises each year because of demand and a more qualified tenant that Is not working multiple jobs to pay the rent.

They might have felt that Return/Risk ratio is higher for short term stock investment because of high liquidity of such market and thereforeinvestment banks are banned to trade stocks by Volcker's Rule, so that their money can be forced into real estate.
