If they fight it in court you may lose but 95% will just walk away, especially if you are fair about it and don't try to take advantage of them.

A savvy landlord can fight that by writing a high degree of plausible deniability into their lease, but expect to have some attorney's fees in the event your tenant is involved in a federal raid.  

But fighting them won't be free for you.3. 

Yes,none of those damages are "wear and tear",they are reckless behavior and you deserve compensation.Get estimates on repairing the damage and use the entire deposit to pay for it.If you have their forwarding address,send them a bill for whatever the deposit didn't cover.Get lots off close up pictures of the damages for the lawyers and or small claims judge as well as line by line written damage estimates on everything.Don't take this garbage lying down,fight back!!!

Mom and Dad got tired (and old) and have given this project to us 4 kids to continue the fight.

I am sure there are areas you can find with qualifying deals, but with the criteria so specific there are only a few big cities with these areas, and every wanna-be flipper that buys this system are all fighting for the few lots available in these select areas.
