After analyzing enough parks you’ll have your own rule of thumb, but if you want to try to adopt the 1% rule to MHPs I would change it to 1.5%. 1.5% gets me to a 10% cap rate using a 40% expense ratio.

$5,000-10,000 wouldn't be a deal killer but if I start to get over $15,000-20,000 that could definitely hurtTLDR: version is I'm buying a property zoned commercial with current residential use, property will be remodeled commercial, change of use will be filed and I have no idea what impact fees will be.

Address doesn't get changed or forwarded or enough time passes the PO will not forward anymore....so no one gets the notices, and it goes to foreclosure.The % is probably really c/o or should be, but they don't have a key for that so use % and that means "in care of" .Let's say dad moves in with the kids, the bill gets addressed to dad c/o Dwayne Wade at the new address.

The housing stock that I get sent via two realtor MLS portals set up against my criteria has appears to have more potential for straight cashflow rental than true BRRR because the markets don't justify the investment in the homes i.e. you can sink money in but the rent levels dont change much and the value of the property is still limited by the local market. ...it's easy to fall into overdeveloping.
