People go back up north when it gets so hot.One thing to explore and is an idea that is rocking right now in LA is the concept of an ADU [accessory dwelling unit] or guest units, people are adding guest units and doing ADu conversions - this allows you to take a SFR and add or convert it to a legal rental, as opposed to having to rent out an extra bedroom and deal with roommates, you can take that same bedroom and add a kitchen and bath and you have an ADU that can rent out for a premium.

Springfield is considering an inspection fee for rentals, but we don't really have any extra fees in place yet.

Hey BP family,      I understand only by trying and trying to raise capital you just have to do it and be consistent. 

However, if you feel like you do have some extra time on your hands, you are handy yourself and/or you have some good connections and team members that can do the work for you, doing the BRRRR is a good way to go.

Maybe have a extra 10,000 penalty the first year so no matter what he ends up with 220,000 if the buyer refinanced right away.

Hi Lee,Buy and hold is a long term game and it is the safest and most consistent way for you to achieve what you want.

If I take several mortgages out simultaneously, I'll be bringing in small net margin for each property earlier than if I'm waiting to pay in full, but I'd like to hear from others whether the extra work dealing with the loans and mgmt of everything is worth it.
