If you want to do a background check and lease for Airbnb bookings, you have to put it in the house rules so you have the guest agree to do it after confirming the booking on Airbnb.We don't do mid stay cleanings, but we do expect a deeper clean after all our MTR stays.

I've included a preliminary floorplan below.My goal with this ADU is flexibility in terms of renting it out either short-, medium- or long-term rental in the future for income, as well as maximizing resale value (main property is 1300 sq ft 3/2) to someone probably with an investor mindset who would want to house hack.My main concern is whether it's a good idea to have 3 en-suites at the expense of having a small living room/kitchen area.

Enjoy the increased cashflow and look for ways to house hack so you can reduce or eliminate your housing expense which is one of the largest expenses anyone has.Imagine a lifestyle where most of your personal debt is paid off, you have reduced or eliminated your housing expense and now have the cashflow to focus on making your money work harder for you through real estate investing and maybe can free up some more time to do that now that you have reduced your living expenses and can work less.To your success!

We feel very confident in our underwriting, but given the jump that we made from SFH to an apartment building, we want to ensure we're not missing steps in our DD/inspection plan.Here's our current plan:1) Have a general inspector complete a Property Condition Assessment.2) Have specialists complete an evaluation of the roof, electrical, foundation, and heat source (2 steam boilers).3) Review financials, all leases, existing service contracts, rent roll, tax assessment, rental certificate, and 12 months of work orders.Here's what I'm not sure about:1) Are there DD items (specifically those that we would request from the seller) that are not captured within #3 above that we should be requesting?

Hi @Alecia Loveless,Your problems with this tenant illustrate that going out of your way for an existing tenant, investing extra money in their unit that you normally wouldn't spend until turnover at their request, doesn't get you any favors in return.
