New ADU Build LA County
Hi everyone,
I'm working on my first ADU build and I'm wondering with 925 sq ft whether I should go for a 3b/3b, 3b/2b or 3b/2.5. I've included a preliminary floorplan below.
My goal with this ADU is flexibility in terms of renting it out either short-, medium- or long-term rental in the future for income, as well as maximizing resale value (main property is 1300 sq ft 3/2) to someone probably with an investor mindset who would want to house hack.
My main concern is whether it's a good idea to have 3 en-suites at the expense of having a small living room/kitchen area. What is your opinion on the best bang for the buck given this floor area? Should I go for 2 baths instead and 1 office? Or 2 baths and a powder room accessible from the common area in order to make the living room/kitchen larger?
