I know the seller is a little squeamish and just wants to close quickly and FHA tends to take longer they are more strict about the properties condition (chipping paint etc) and I do not want to scare him away.

@Christal CampbellI have been doing exactly this for quite some time now, answering your question - without a partner - USE a real estate agent , and pay him by the task... they are licensed ... you will get the job done.. and you dont have to partner / marry any one :-)

Are there any questions one could ask that could at least give one enough of a feel for the condition of the property to be able to make an educated guess, make the offer, and then adjust from there if necessary after I DO pay a professional to inspect the property?
