And you needed a substantial marketing budget.. if you had those two things along with taking sales training courses  ( hated guru's but necessary because not everyone is a born salesmen)  if you had those things you stand a pretty good chance of not starting an flaming out.So now we see those talk about wholesaling.. and I think its basically the same.. to think its  a no money deal..

I have a plumber that I know well enough and he has a key that if I have plumbing need all I do is call him  for heat or water problemsPretty much same with electrician.Property type depends on who does the exterior grounds,, all depends on your budget and how much you can afford, we do our own, a single family home rental you could have tenant do lawn, but honestly they usually can't keep up with the inside let alone the outside.

Thanks for the reply Jonathan. no this was a previous calculation for primary. yes i understand condos as not the best but its what it is, limited budget. yes, property now is 170k worth. purchase price should be 20k below comps on this. taxes have increased a bit but thats it.
