Not enough for a down payment

I am looking at an apartment building selling for $310k (8 units, rented at $500 each) which includes a similar bldg in need of total rehab (est 170k). I do not have enough for the down payment, I have 20k. Is seller financing my only option to purchase this property? And what type of structure should I suggest to the seller?

you can ask the seller for full owner financing, you can ask the seller to carry a second note for part of the down payment, you can partner with another person that can come up with the missing amount for DP, you can house hack and move into one of the units and you can spend a few dollars and buy the book about investing with low or no money down
