Without going into too much detail I enjoy wearing many hats and interacting with so many different people. 

While you're still "young" enough at 63 to enjoy extra passive income into retirement.You can't spend "equity".

I guess I enjoy the rehab aspect since my father was a carpenter and I was an engineer.

If you are living off of your wealth, enjoy the added monthly cash flow and peace of mind that paid off real estate provides.

But we're enjoying being debt free as we get ready, learn and plan.

Most of us try our darnedest to fulfill the commitments we make, and not look for a way out the 1st chance we get.Once the baby is born and you truly can't survive in the duplex, then I am sure many lenders will be happy to work with you and might even go to bat with FHA to get you approved for a 2nd FHA loan.Until then enjoy what you have and what you are about to have.
