There is a certain efficiency from doing the job as a whole vs  many trips.What's the source of all that water damage, and why is it not being addressed?

Once the final unit is turned and rented, a big focus is to heavily utilize the boots on the ground team that I have built over the past year & implemented systems to efficiently operate this property from Tewksbury without going to Leominster much at all.

Relationships in this business are so important and being able to communicate with your loan provider regularly to get the up to date information you need is better than a little bit lower percentage in interest rate (just my opinion, others may feel differently). 

I've spent hours training them to reduce property touches, place better tenants and overall think of being more efficient like any business owner would.   

Maybe they communicate differently but have good intentions.

An accountant who does work across the country would certainly be enough of a professional to determine and communicate any state specific issues.

A lot happens behind-the-scenes, so the established relationship there is paramount to smooth communication and an efficient transaction between the buyer and the seller.

My only big negative is the lack of honesty/communication.
