I Personally I Would never buy a rental whose business model required me to do STR's.1) you never know what the state and/or local government will do to stop Short term rentals in the area, one negative city ordinance and you could be bankrupt.2) I believe that Air BNB or VRBO is a different business model.

@Kenneth Kussman The people who are moving into the flips in our areas are mainly young couples (i see a few DINKs - dual income no kids) who have received inheritance or most likely have 6-figure household incomes.

Here's my draft list:1) Lawn maintenance - mow grass and trim back tree branches so that they're at least a few feet away from the house and HVAC systems outside2) HVAC - each HVAC unit has an electric compressor for cooling and electric forced air for heat - besides removing debris from the outside of each unit, I'm not sure if anything else is really needed (e.g. potentially clean condensate pans if they have buildup)3) Jet the sewer line - there are a few bellies in the sewer line but the tenants are not experiencing any issues as a result of that.

If not, maybe consider adding a US citizen with good income/credit to the LLC as a member (make sure to update your articles of organization to be air-tight) and then they can sign the guarantee.
