I know the answer to my question before I ask it: 'dont try and time the market, a good cashflowing deal will still be good even if the house price drops due to market corrections'That being said, given everything that is going on, should I try and time the market?

If we sell it to them and the market goes down the next day, we have lost equity, but the asset should still perform based on our numbers unless rents also take a hit.If rents go down significantly, home values drop significantly and operating expenses go up significantly there are some MAJOR global issues and we are all screwed anyway.

As @Wayne Brooks stated above, It's well worth a hundred bucks or so to pay for a title search to get a complete & accurate picture - especially before you drop $30k on an auction bid!
