If by 'Lease Option' you mean a Contract for Deed (make payments now for a deed to be delivered at some time in the future) these are 'legal' in Texas.

All these things might impact how your house compares to the ARV comps you are using.Last thought, you will need to make sure the seller can deliver the home vacant or with tenant on a month-to-month lease  If not, you will need to deal with tenants until the lease is up.Otherwise, your math is correct.

My business partner and I have tried all the different ways, I think at the end of the day the one thing that I have found and realized is you have to deliver a clean and nice product for people to want to buy it if you deliver something that is crappy that's the type of person and the quality of tenant you're likely to attract.If we show a property that looks like crap what kind of tenant is going to want to live in there?

Steve is correct, if you average bills, some periods they will be paying more than what was actually delivered, this can put you in a position of being a utility provider, you don't want to go there!

I like that they deliver and install for free and I don't even have to be there.I found the exact same washer at Best Buy on sale for $50 less and then Lowe's had to beat that price by 10%.
