We are now at the point where we need to get proposals for civil, electrical, structural, green, landscaping etc in addition to the architect’s final set of plans to finish our “soft costs”. 

In 2019, we decided to sell off for profit, so we gave the Tenant notice to vacate, and we had it painted inside and out, redid the landscaping to include grass, and did some minor remodeling throughout.

Second was in 2020/2021 where we completely remodeled the kitchen, redid both bath vanities, painted again inside and outside, and a complete backyard landscaping overhaul.

Reason being that the primary demographic we target tends to be older people due mostly to the fact that we filter for houses that haven't been sold any time in the recent past.

I did love the landscape and there's so many unique historical buildings. 

If you're in it for the long haul, I really recommend looking at markets that not only cash flow well but have strong economic and demographic fundamentals.

I redid all the landscaping and replaced flooring.

About the only thing you won't probably have to budget for is exterior paint, maybe landscaping, maybe exterior sprinkler, and roofs.
