Torrential rains caused flooding 13 ft deep, so there was 5 ft of water on the Second floor.When I was a kid a relative had a property with 8 feet of water on the first floor and of course a full basement. 

Anyways I have been researching real estate for a couple of months and now think it is time to not only get my feet wet; but jump directly in the deep end.

(Though you should get a deep discount on the house, especially if lot 15 runs through it.)

I have a hard time believeing the agent is working so hard because he has "commission breath" and is dying to cash a check.  3% of 43k is $1290 and since he is a KW agent, he is certainly probably giving 30% of that back to the brokerage.  

Finally, I reached one guy that I believe is an investor but still selling the property at a pretty deep discount.

I'm networked pretty deep with a couple thousand realtors in San Antonio.  

Don't you find that it cuts too deep into your margins?
