I'm seeing trending areas/good investments mentioned all the time on these forum.Once you are a bit more educated on what kind of real estate investment best suits your personal needs you will want to get in contact with agents who have a history involving the types of investments you are looking for.  

I see that, we were actually posting simultaneously so I didn't see the rental history of the previous owner before my post.  

The # 1 is the numbers.Past rental history + income.

My daughter assessed the cost of college dorms & decided it would be smarter to use the funds (we had put aside) to buy a home, rehab it (me) & rent rooms to fellow college students.

However, I would like to know more details on work and rental history, why they are moving, etc. 

if they're fresh off the boat, they won't have no credit history, no references. if they decide to leave in the middle of the night whenever they want, leaving damage behind, you won't have any recourse.

I found a review of some of her company's info and her criminal history, but it looks like most of that was from not knowing about the laws with securities and it looks like her methods were not working for that.

Also realize that the boom cycle that we just experienced was the biggest boom in history and therefore we might reasonably expect a very big bust.
