I predicted job and area menities were top fo the list, but maybe the sampling set Rice University didn't target the suburban area enough?

Since I do target the 15-20 year old homes, they normally have the original roof, AC, plumbing etc. so I pay attention to that and set aside cap-ex funds accordingly. 

Where do I even start on setting this up and how?

So here I am to pursue real estate full time...I've already set my first 90 day deadline.

I am told that after the work season tames down it will be closer to 30 hours per week doing some estimating in the office which might change my mind set on leaving so as soon as possible. 

I didn’t really have an idea how business works, my mind set was more of the appreciation and equity.So now its been a month since i have started reading here and listening to all the podcast regarding real estate investing.

I charge an hourly fee for late check-out (or early check-in) and set the maximum at 2 hours.
