I felt this question is relevant to this forum category since this is about what the consumer wants when it comes to buying real estate. 

With lending, we tend to stay away from consumer lending and we stick with commercial lending.

I'm still at the point where I am trying to consume more knowledge to converse with the greater REI community in a way that doesn't waste anyone's valuable time.

They do this because both marketing and rehabbing can be very time consuming.

I'll probably just hire out large, time consuming stuff like tile.I'm a pretty decent electrician, plumber, etc. so I don't want anyone to rip me off.

If you have people you can trust in the construction trades (especially plumbing and HVAC), maintenance is not a time consuming thing.
