Im renting out a room in a property of mine in Colorado.

Im currently paying 2500/month for rent and I’m thinking of trying to purchase a duplex/ 2 family home ( with co signer due to lack of w2 history) and house hack to save some money and get the full buying house experience.

(again, I may have missed it)- in terms of the rehab, and you may be familiar with this since you have a duplex in the area, but Gloucester City has specific things they look for during their C/O inspection. 

Most areas in Southeast are $50-$150Yes a GC will get all the inspections you need for a Certificate of completion then the tenants will build out the space and get their own permits and CO when their done.

Landlord usually has to use a personal name as the designated signer or officer of the LLC, trust etc. but your broker should be the authority on this for your state. 

In addition, watch out for "co insurance" which is a fancy way insurers get out of paying for the replacement cost.

Check your lease for co-tenancy clause or language similar that will let you reduce rents, remove guarantees etc. if a certain percentage of the center goes dark or an anchor plus out.
