It is drama with tenants in crisis; lots of maintenance because of tenant abuse, and a declining asset base.In my area my I experience low turnover (average 7 years) and great tenants; no drama; a 100 hits on Craigslist; huge rental increases; high appreciation; but 3-4% return (cash on cash assuming paying cash).

That way, you can simply shoot your lender a note and they can provide a proof of funds letter.In addition, you'll want to have several conversations with potential lenders to learn about what they require when working with you, what types of loans they like to make, and what terms they offer based on the nature of the project.It would be painful to offer on a property and find out a hard money lender would decline to lend on it for any reason.For me, the best place to find lenders was through my local Real Estate Investor group on FB, but you can probably find one by creating a slightly more specific post on here that targets city and state.

I was horribly wrong on rates; I thought they would be in the mid-5s by now.So, for 2024 in my market, I think rates will decline to the mid-low 6s (I believe the 10-year declines to the low 4s, even high 3s with a recession; the spread declines to the low-mid 2s, and inflation gets below 2.5% by June, by way of lagged rent deflation finally showing up in CPI).

If they like the place they will stay, if they do not they will leave, term of lease is irrelevant so giving any tenant a discount is a joke, it's stupid and I would try not to laugh when I politely decline.
