I received a phone call out of the blue yesterday from a commercial real estate agent for the two neighboring properties next to me.

The hand-out will typically fall under your negative stigma type occupant, where as the "hand-up" can be a financially savvy graduate student, a hard working blue collar employee, or any walk of life just looking for an affordable opportunity.

When you read the required books to get your license, there is (last time I looked) a whopping 2-4 paragraphs on lease options.

This has inspired me to write a new book on Landlording: "50 Shades of Property Management"
