@Edward B. agree with you on buying right, it is currently just this side of impossible at the moment.

SFH 1% down and rent out the rooms or get a 3.5% FHA duplex and rent out the rooms and the other side.

I would like to get opinions from other BP types on side income & networking opportunity that I've stumbled into.I'm an active REI investor in Southern CA with a day job in the electrical industry; I've been actively employed for over 25 yrs, and I plan to replace my W2 income with rental income over the next five years.

What makes the deal a little more complex is that 2 properties are SFH, 1 property is a commercial building, 1 property is a MFH, last one is a vacant lot. 4 properties are in a row and the last one is on the other side of the street (L) shape.

Also to add - I understand the math side of it, the returns on a buy and hold will (should) be much better than 3.75%.

Siding also needs to be put on the outside of the house.

Starting on the siding and roofing and all the finishing touches, we can’t wait to be done and start our next house which is vacant and demo begins in 3 weeks (follow to see updates) What I’m getting at is, the flipping world is not for the weak, you will get beat down, you will fail but in the end once you finally achieve your goals and jump those hurdles you’ll be sitting in a heating house looking at your accomplishments and realize everything you’ve worked so hard for this past few months is now a reality and it’s time to enjoy it!
