Single, first time home buyer in DFW, TX open to suggestions.

Hey BP! I've certainly learnt a lot in my time of occasionally reading posts in here. About me:

27/M, DFW area TX,

Salary ~ 50k gross

Rent + Utilities ~ 25% of salary (shared house).

Car ~ 10% of salary (9k owed and 3 years left).

Credit cards are usually paid off or Utilized below 6%

Credit score above 750.

6 month emergency fund.

No dependents.

No student loans.

Ive lived in a townhouse before but never an apartment and I can't commit to spending that much money on rent considering all the privacy and storage inconveniences. And knowing that there's no future returns or tax breaks to be had.

Currently in North Dallas, I'm thinking about buying a house closer to work (Downtown Dallas) but anything even remotely decent is 35% and more of my monthly earnings.

So I am thinking about going the FHA route, since being single with a not so awesome salary it would take me a few years for a 20% house down payment.

I'd be open to buying a duplex (but theyre mostly out of my price range) or something big enough to "house hack" and get help paying the mortgage.

**TLDR:** Tips/Recommendations for single person on a wanting to buy their first house in DFW? Thanks in advance!

Based on your income you are going to be limited to a purchase price of $200,000 or less.  There are plenty of low down payment loan programs available where you don't need to bring 20% down.
