Dave you need to make a list for plumbing - bathrooms and fixtures in them, kitchens (ditto), laundry, hose bibs, list all the plubing you want to see done. for electrical work - same thing make a list.

I cleaned it up and sold it for $85,000 to a guy who added another bathroom and some paint and got it appraised for $120,000.

I have visted the house and it has a newer furance, electrical box, water heater, the only thing I am concered about is the roof, and the fact it only has one bathroom that is only a couple of square feet of being a half bath.
