First Investment Advice, Student

Hey everyone, working on my second post, but its a big one.

I recently was given an opportunity to purchase this home for 15,000, I kind of just wanted to pick the forums brain. currently I am about to start school in October and I have 5,000 saved up, but everyone I talk to about RE says to start early, but how early. I'm afraid if I wait till after school all these great deal will get away.

Now my question that I need advice on is, should I sit on the 5g or act now and try to get some good deals? here are some pictures of the place.
