With interest rates at such lows now, I'm hoping to take advantage before rates go up.Finally I want to admit, I have a lot of fear, but a even more excitement to begin my real estate journey. 

We invest in rentals to take advantage of CRA tax deduction - the interest generated by the mortgage for the rental property is tax deductible.

However, my wife seems nervous a little bit to have a lawyer as a tenant, concerning their may abuse their professional advantage, victimizing the landlord and leading us to a possible vulnerable situation, as they may pick up on any tiny issue to make a big deal.

The same can happen with a flip or BRRRR  strategy assuming the investor has a competitive advantage and can do, or get certain jobs done, quicker and/or at a discount compared to the rest of the market.

This falls in that category for sure. 

Just to play devils advocate - It may be worth looking at taking the tax advantage of living in the house and not taking any capital gains tax when selling and capitalize on the current crazy market and go buy some better cash flowing assets in areas less expensive with better rent to purchase ratios.

I have the idea and the advantage that we ourselves can flip the homes for more profit but the only barden that’s stopping me is funding.
