First, you can choose between (in order of ascending execution risk but also ascending order of projected return) loaning on acquisitions (net maybe 6 to 7%), light to heavy rehab (maybe 7-9%) and construction (maybe 9-12%).

People have had to move farther away to find affordable pricing.The exception is the Newton, Dover, Wellesley corridor where prices have been astronomical since time immemorial.To the south, both Plymouth and Bristol counties (think south of Weymouth down to the Cape Cod Canal and west to I-95-ish) have much lower acquisition prices though they have lower rents than in Boston.

There are extremely experienced flippers in our market that have it down to a science and have economies of scale with rehabs (they can do them cheaper than you & me because they have their own crew and buy materials wholesale in bulk) and they have acquisition agents calling the listing agents of properties on the MLS daily making cash offers.
