That is absolutely true with 1-4 unit properties but it is also true 5, 6, or 8 unit properties.

This new PM focuses on PM instead of real estate sales and acknowledged early on that at the rent amount it was being listed was at the low end and shouldn't be a problem renting; they were absolutely correct.

It may get you absolutely nowhere (I'm sure the Austin market is flooded with mailers), but I think it's a good exercise to do some of your own marketing and go "on the hunt."

I'm making my second ever offer on a property tomorrow and would like to hear from pro wholesalers, what are some things you say to sellers to absolutely get the contract signed. the property has good curb appeal great block, needs some work on the roof, plumbing, and electrical, floors, and updated kitchen, and windows.

I would then vet them by checking references and asking for proof of prior work.I would even indirectly test the contractor, learn enough about fixing a home to ask a question that you know the answer to and ask them the question and see how they respond.If you have absolutely zero resources, someone on a podcast mentioned to go to your local home depot or lowes when they open and talk to some people there.
