If there is nothing left I would document everything you did and file it away and move on.  

I found out the previous owner was a realtor who had passed away, so looking through public recorded documents for information on liens and such on this house was pretty tedious.

If you want to do it all on your own then start building those teams now because they will help you be confident in submitting offers. hope this helps some.

In this situation we needed to prove to the county that the home was worth less than tax value so I walked the home with an appraiser, was able to show how much work needed to be done, provided documentation from my contractor.

After you congratulate yourself you will want to send a letter, call, text and door knock for each unit letting them know who you are, how to pay, reach you, submit work orders, emergency details etc.

What they WILL NOT do is create the documents for you.So, as recommended above, engage a real estate attorney.

I have PMs in place but I have took applications before and in doing so the application has a page that tells the applicant what information I will be asking for and who I need to contact and they and a document for them to sign giving me authorization.
