While we focus on real estate investing as a means to that end, the fact of the matter is that you have to be well rounded and have a smart holistic approach to be successful long-term in this business (or any business, really). 

Instead be smart and patient. 

If knowledge was the only determining factor to success, then all the smart people would be wealthy.

So the smart thing to do is always have a nest egg for times of vacancies or unexpected repairs/expenses.The overarching point about this is that you want minimal vacancy.
