There is also an annual 3 month "winter" eviction ban they are trying to expand to include teachers and any tenant with children during the school year.

Unless you are basing the deal off a lower rate to  refi down the road to me it doesn't seem like a good use of time as planning for a best case scenario just seems like a way to see a bad deal as good, and overlook actual issues.I'm old school I don't want to use a program that I am not sure how they are running the formulas and not know if it has a bug in it.

I rely on tenants upholding their part of our contract and paying for the service I am providing, which I use to pay the bills my business generates:  mortgage, county tax, city tax, school tax, water/sewer bill, garbage removal, maintenance, operational, cap ex, insurance, etc.
