I'm not an attorney, and you should get the final word from one.Let's dissect the language:"Owning, without more, real or personal property" [Emphasis Mine]Most laypeople skip over really important language when reading sections of legal code, as they tend to focus in on parts of the code, and in doing so they miss others and don't consider everything together in a holistic manner.What does the "without more" above mean? 

Using this time indoors, i started putting together a plan to finally build a SFH in a piece of land I own.I know construction loans are not that common or easy to find.Does any in BP have any experience with them?

We would need to JV with developer and/or equity partner for pre-dev/bridge to get the final approvals from city first.Our plan was to acquire site first with equity partner.

Hope you and your family is doing wellDue to this COVID-19 Pandemic I am sure we all affected physically , mentally , socially and financially I started my real estate journey around August 2019 and finally found my first 3 unit multi family around 2/2020 and my offer for accepted month ago .

Our bidding process involves:(1) High level figure based on square footage, photos, scope of work - this is within 15% of final project cost.(2) If initial budget estimate feels aligned with goals, we schedule a site visit to hash out a more exact scope of work and take into account job sites specifics, access, finish level, etc - this is within 5-10% of final project cost.(3) If the refined budget and our working style are a fit for the client, we take a small down payment for planning and finalizing the project budget (typically $1,000 to cover drafting fees, etc).

We are making our final offer on the property today and hopefully, we can have a deal.I know it’s a risky decision to make the first time purchase right now but we have some personal reasons to buy at this moment. 

I just went through two 1031 exchanges this past year and now Upon finalizing my taxes my CPA is telling me I owe capital gains because my loans on the newly purchased properties are less than the loans I had on the properties that were exchanged.
