Just be clear with them that any "deals" are subject to their app meeting your stated guidelines.You need to listen carefully to comments, and recheck comparable rents to see if you need to drop price, but seems feasible from here...Lastly, check with the large, nearby employers to see if they have an "in-house" bulletin board or web-site that you can post your availabilities on.

If you're trying to set up entities and structure your entities and assets to give you asset protection, tax minimization or both, you are absolutely right that it will take a significant amount of work by your attorney or CPA or both.If you're trying to develop an operating agreement between two friendly partners, it will take a bunch of conversations to get that hashed out.If you're creating a private placement it will take weeks of work and tens of thousands of dollars.If you're trying to create an LLC to use to make offers for wholesaling, it will take you all of 5-10 minutes on the secretary of state's web site (at least here in CO) and on the IRA web site to have a legitimate LLC with a valid EIN.

Allows multiple payments for rent, allows for maintenance requests but does not auto notify selected vendors like Rentigo (that is a nice feature); text when tenant pays and when money is deposited.CONS: not able to set up late fees; no mobile app (but web site is mobile friendly)Right now they both have +'s and -'s, but the lead right now goes to Cozy only because I have all the money in my account which is very important to this business.

Outside of the individual property LLC's is a separate LLC that will serve as our "brand" LLC and one that will make "pursuit expenses" like pre-operating legal expenses, web hosting, email, and travel expenses etc. that are not related to an individual property.
