So instead of discouraging, I would rather applaud advise and encourage anyone that wants to invest in San Francisco because the opportunities are there and the sky is the limit.

The biggest thing I could encourage here is this:  dig into the "clouds" of where you want to go in real estate and MOST IMPORTANTLY why and get really clear there.  

@Andrew DeLorenzoIf you are considering 1031 and the timing is right, I would encourage you to start planning for 2021.

I don't have a problem with a commercial tenant wanting to expand their business, I actually encourage it, they make money, we make money.

Lastly, I would encourage you not to put too much emphasis on cash flowing as soon as you move out.

I don't know that this is a home run for my first multi-family but the potential it has for forced equity and rent increase and also the future appreciation has encouraged me to at least make an offer.

I highly encourage you to figure out how to analyze deals.

I would still encourage you to post in the local state forums that you are investing in to see if any locals can guide you to a good lender.  

@Kasey Destache I would encourage you to take as many of the online practice tests as you can, some are free and others might have a small fee.
