So in a nut shell, a CRM system with cash flow ability thus enabling her manage her deals, contacts and forecast her cash flow based off known expense dates and expected guaranteed income as well as potentials.

So you need to construct a data-based story for the seller and show him your calculations, charts, and data points - and tell him why your numbers are more fair and accurate.
