Kenneth LaVoie, I agree with Jon and Josh, except for one thing: you want to advertise where your customers are looking.I personally advertise only with a sign in the yard, and on postlets, which gets sent out to hotpads, etc, and I post the postlets ad on craigslist, which gets me most of my responses. so all of this is free.However, if your customer base doesn't have computers, and doesn't have web access, you are spinning your wheels.

David, while it may be a local custom or requirement at the Recorder's Office if a deed is to be filed by a non-closing agent, any deed should be able to be filed by a courrier or even by registered mail return receipt requested with a letter requesting it be filed for record.

If you're a property manager, you're going to want to pass these costs on to the property owners so you'll likely need a large customer base to do so.You'll also need to convince each owner to pay for the lockset and retrofitting their doors.
