Maybe like a rolling 1-2yr CD ladder, or heaven forbid even a small amount in the stock market accompanying another sum in cash.  

Even after commissions and closing cots they would be getting their money soon, which they could invest in a safe CD at 5%, instead of the 2.5% over 30 years you're offering?

Obviously players at your scale are in a different boat than many on BP, but when I see people posting about how they want to pull money out of their IRAs and 401(k)s to invest it in their real estate plans, I do worry for them.My real estate goals are modest, and easily achievable using the approach I am using, while managing for risk.  

This market is kind of an anomaly though: lots of cash buyers, always strong demand, limited supply, and players with deep pockets that aren’t as affected by interest rates.

Well I do know that I need to find more people who have money in a CD at .5% and get them to be MY BANK at 5% or 6% so that I can either buy more properties to hold as rentals or make the difference like the deal above and make another $200 or $300 per month in arbitrage.

Don't think any of these prefab players can match this price in the bay area in 2021.

Today you can get high yield savings accounts, CD's etc. that pay decent interest.
