Does a lender consider that amount exactly or is there a formula they use to allow the monthly disability income to appear a little higher for loan amount approval??

Appears there is not a deal to be made:107k + $22K + 10K = $149K which is greater than market value as you would want to add commissions to the deal in order to get paidPeople will pay greater than market value for a sub2 but not with a high down payment

After doing a walkthrough it appears that one unit has more occupants than allowed.

It appears to me that the landlord is not running this property efficiently and is looking to exit.
