We got started by buying a fixer upper and living in it. 

It went pretty much the same as you described here. but I did buy a fixer-upper right before I quit, knowing that it'd be harder to get the bank to finance without a stable job.

What you are left with is to make the land useable you might be spending 200k to 300k an acre leveling it versus 50k for minor topography corrections.
