There are many web sites, like www.nopaytenants.com, that maintain databases of bad tenants.

Just look up what the form is in your county's web site (e.g. here is one county in NC that has links to show the process.)

My wife and I took the 6 month Kiyosaki course back in 2012, where it was a once a week web seminar (waaaay before Zoom was a thing), and 3 months of 1 on 1 coaching, via phone call and online, once per week as well.

I am new to the BiggerPockets forum and I think I am already addicted to this web place (specially to the podcasts).

In general the web-based software works well, and I feel it is very useful for running the rental business.

I would be fore warned... although as I always say, maybe I am wrong and this is some rich group of non tech folks with lots of money to lend to the world who just so happen to have pretty crappy web design skills
