How to get started with multi family units

Hi, I am new to investing and eagerly want to start. I listened to Brandon's web seminar last night. He mentioned go on Craigslist and post an ad. One thing that stuck with me that he said is I am a cash buyer. Unfortunately I am not. Should I still post an ad if I am not a cash buyer?
