I'd prioritize the things you think would normally take you the longest to do yourself, budget them out, then see whats left that you might be able to do yourself to save a little money, so long as it doesn't extend your timeline

Well I have clients that have been looking at multifamily in highland park, but they won't be ready to purchase for another month or so, they are finishing up repairs on their home before I put it up for sale, so if your timeline is not immediate, they may be looking toward the end of the year. ether way its great area and still growing.

I did have to remind my management to send them the interim notice saying I had the extended time to fully list damages, so make sure you're within landlord/tenant required timelines.

To speed up the process pay a low tuition fee on your local architect and engineer to walk you through the process of permits, drawings, timelines, etc, half a day or a day should be enough on the details on the process of building, since you are paying for their time, ask ALL the questions you need.

My only issue is that the fannie mae deal is on a short timeline since they require 10% earnest money within 2 days of offer acceptance (21K).
